We have officially eclipsed the 500 active listings mark in Mesa County. The last time we had over 500 active listings was August of 2020. If you are in the market to sell, pricing your home correctly is the most important thing in regards to a smooth transaction. When pricing a home, I'm now looking more at the active inventory and pending home sales, rather than recent sales. Previous sold listings carry less weight in my home value analysis because the market is changing week by week. Positioning your listing ahead of the active competition is important when buyers now have more options to choose from.

  • The $200,000-$300,000 price point has 61 active listings. One month ago, there were only 34 active listings in this price point

  • The $300,000-$400,000 price point has 104 active listings compared to 30 on January 1st, and 72 one month ago.

IN THE NEWS: Redfin (A larger real estate company) announced that 60,000 home purchase agreements were cancelled in June which is about 15% of all homes that went under contract that month.

  • There are currently 515 active homes on the market in Mesa County. This is a 9% increase compared to last week

  • The average sold price YTD is $423,950 and the median sold price YTD is $385,000.

  • There have been 84 price reductions in the last 7 days.

  • The average DOM for the active homes is 61.
