December gave us a pretty loud signal that buyers are getting picky again. Nationally, about 40,000 contracts were canceled in December, roughly 16.3% of homes that went under contract, which is the highest December cancellation rate going back to at least 2017.

At the same time, pending sales dropped 9.3% month over month, so even with rates easing into the low 6% range, plenty of people are still in that “wait and see” mindset heading into spring.

The good news is buyers are starting to have more options and more leverage, which usually means more negotiating power on price, concessions, and inspection items.

And if you’ve seen scary foreclosure headlines, the bigger takeaway is this looks more like a return to normal activity than anything close to 2008. Translation: 2026 is shaping up to be a market where strategy matters, and the best deals will go to the buyers and sellers who price and negotiate like it’s the real world, not 2021.
