Colorado has quietly hit a turning point that’s starting to show up in the housing numbers. For the first time in decades, the state recorded a net loss to other states, with 12,100 more people leaving than moving in over the last year.

At the same time, Colorado is increasingly relying on international migration to keep population growth positive, but the U.S. Census Bureau says net international migration dropped sharply nationwide and could trend lower again into 2026.
When population growth cools, demand cools with it, and that is why we are seeing more inventory build and more competition to win the same buyer pool. On the rental side, Metro Denver apartment vacancy just hit 9%, the highest in 16 years, and concessions are getting aggressive.

The takeaway for buyers and sellers is simple: expectations matter more right now, pricing has to be tighter, and negotiations are trending back toward normal.

The median sold price YTD is $395,450.
