The beginning of the new year has seen a sluggish pace in the real estate market, both in Grand Junction and nationwide.

Although there has been a decrease in rates, they remain approximately at 6.8% for a 30-year mortgage.

Recently, there has been a surge in new listings. This week, we observed 80 new listings, in contrast to 40 properties that were sold.

I anticipate that the inventory will keep increasing in the upcoming months, until there is a substantial decline in interest rates.

In Mesa County

There are currently 468 active homes on the market in Mesa County. This is a 2% increase compared to two weeks ago.

The average sold price YTD is $391,328 and the median sold price YTD is $355,000.
