After the pandemic boom, the market is settling into a more normal rhythm. One stat says it all: the share of U.S. homes selling below their original list price fell to 38% in 2021, but climbed back to 62% in 2025, basically back to pre-boom levels.

What that means in plain English is sellers have less room to “shoot for the moon,” and pricing strategy matters more than it did a few years ago. The sellers who win are the ones who list close to recent comps, create urgency, and let competition work for them. The ones who struggle are usually anchored to what they paid during the peak, not what today’s market is actually supporting.
