Mortgage rates dipped again this week and that little move keeps buyers leaning in, even if everyone is still watching the numbers like a hawk.

Nationally, January sales came in softer, but inventory is slowly building and buyers are taking more time, which means the market is rewarding patience and good strategy.

We’re also seeing more deals closing below list price, so negotiating is back in a real way, especially when a home is overpriced or needs work.

Here in Colorado, things are feeling more selective too, with buyers choosing quality, condition, and price more carefully than they did a couple years ago.

Heading into spring, the theme is simple: the homes that are prepped and priced right are still moving, and everything else is getting a reality check.

In Mesa County

There are currently 596 active homes on the market in Mesa County. This is a slight increase compared to one week ago.

The average sold price YTD is $444,868.

The median sold price YTD is $410,000.
