Mortgage rates are finally back in the 5% range (5.99%), which helps, but it hasn’t flipped the switch to a busy market yet.

Nationally, sales and contract activity are still soft, and it keeps coming back to the same thing: buyers want to move, but they need either more inventory or better pricing to make the numbers work. 

The good news is listings are building and homes are taking longer to sell, so price reductions and negotiating room are showing up more often, especially on anything that is even slightly overpriced. 

Denver Metro is seeing inventory and new listings jump while sales stayed low, so it’s feeling more balanced than the last few years. 

Mesa County looks similar: inventory is up year over year, buyers have more choices, and sellers win by being sharp on price, condition, and presentation.

There are currently 616 active homes on the market in Mesa County. This is a 3% increase compared to one week ago.

The average sold price YTD is $445,557.

The median sold price YTD is $412,500.
