While rates haven’t dropped significantly, the steady level offers a potential window of opportunity for buyers to secure more favorable financing. Sellers may also benefit from more buyers returning to the market, increasing competition.
At the same time, home prices are expected to rise 4.1% by the end of the year, and Mesa County’s median price currently sits at $400,000.
In January 2025, existing-home sales fell by 4.9% to an annual rate of 4.08 million units. Despite this decline, the national median home price increased by 4.8% year-over-year to $396,900.
Buyers may see greater choice as inventory rises, while sellers should consider pricing their homes competitively in a shifting market.

There are currently 547 active homes on the market in Mesa County. This is a 3% decrease compared to one week ago.
The average sold price YTD is $460,214 and the median sold price YTD is $400,000.
