Nationally, it’s still a market where inventory sets the tone: resale supply remains tight, but buyers are gaining options as more listings come online. 

Locally, Mesa County inventory is up year over year, which means sellers are competing harder and “close enough” pricing is getting punished. 

We’re also seeing more price adjustments, so presentation, prep, and realistic pricing are separating the winners from the listings that sit. 

Geopolitical headlines out of the Middle East pushed oil prices higher and brought inflation worries back into the conversation, which can create short-term volatility in buyer confidence even when the local fundamentals look steady.

As we head into spring, the goal is simple: make the house the obvious yes, or expect the market to negotiate for you.

The median sold price YTD is $411,000.
