Spring is coming in with more choices, not more chaos: active U.S. listings hit 914,860 in February, up 7.9% from a year ago, while the national median list price slipped 2.1% to $403,450. 

One of the more interesting stats is that nearly 45,000 homes that were pulled off the market last year came back in January, the highest January relisting count Redfin has on record, and more than a third of them came back at a lower price. 

Colorado is seeing the same buildup, with REcolorado reporting 9,023 active listings in February and roughly 14 weeks of supply, giving buyers more room to compare and negotiate. 

Mesa County is following that trend too: January inventory rose to 593 active homes, up 8% from a year ago. 

To me, that is the headline right now: buyers have more options, sellers have more competition, and the homes that win are the ones priced right from day one.

There are currently 636 active homes on the market in Mesa County. This is a 3.5% increase compared to one week ago.

The average sold price YTD is $443,854.

The median sold price YTD is $405,000.
