I completely forgot to post last week because I was enjoying a fantastic cruise with my family. The fact that I forgot shows just how amazing our vacation was!

We sailed with Royal Caribbean for seven days, traveling from California to Cabo, Mazatlán, and Puerto Vallarta. Kelsi and I also spent a wonderful day at Disney.

During the vacation, one of my close friends and clients closed on a property located just off the third green at Tiara Rado. The home sold for only $535,000, and my buyer also received about $10,000 in credits following the home inspection.

As spring arrives, the real estate market is heating up again. Rates are still lingering in the high 6% range, but there's increasing downward pressure and momentum. I continue to anticipate home prices will rise around 4–6% this year, accelerating further as interest rates gradually decline.

In Mesa County

There are currently 538 active homes on the market in Mesa County. This is a 4% decrease compared to TWO weeks ago.

The average sold price YTD is $452,049 and the median sold price YTD is $395,000.
