Mortgage rates gave buyers a little relief to start the week, but not enough to erase what has been a pretty rough March. After touching 6.64% on Friday, top tier 30-year rates eased to about 6.55% on Monday.
Higher borrowing costs are clearly having an impact, with the Mortgage Bankers Association reporting purchase applications fell 5.4% last week as some buyers stepped back.
At the same time, the market is getting a little friendlier for buyers, with Redfin reporting roughly 630,000 more sellers than buyers nationwide, and Realtor.com showing asking prices down about 1.9% from a year ago.
So the spring market is shaping up to be a mix of higher rate pressure and better negotiating conditions, which may finally give serious buyers a bit more leverage.

There are currently 701 active homes on the market in Mesa County. This is a 9% increase compared to three week ago.
The average sold price YTD is $452,159.
The median sold price YTD is $407,325.
