Nationally, the spring market is starting to look a little more balanced, with March active listings up 8.1% from a year ago, median list prices down 2.2%, pending sales up 3.9%, and Zillow reporting buyer traffic per listing 32% higher than last March. 

In Colorado, housing is still a major policy story, as lawmakers try to fix Proposition 123 after warnings that more than 90% of participating local governments could lose access to affordable housing funding next year under the current rules, while another bill moving through the Capitol could allow lot splitting for smaller, lower cost homes in places including Grand Junction. 

Here in Mesa County, March numbers pointed to a market with more options but a little less urgency: single-family new listings rose 9.0% year over year, inventory climbed 15.8%, days on market increased to 97, and the median sales price still moved up to $406,750. 

Grand Junction is also continuing to push the housing conversation locally, with the city and Mesa County closing out their housing needs survey on March 31 and city leaders publicly discussing rising housing costs just days later.

There are currently 706 active homes on the market in Mesa County. This is a 1% increase compared to three week ago.

The average sold price YTD is $450,949.

The median sold price YTD is $406,750.
