Locally, Mesa County’s March numbers showed a market that is becoming a little more balanced. More homes hit the market, inventory improved, and homes took longer to sell than they did a year ago. Even with that slower pace, prices have continued to hold up, especially in the single family segment. That tells me buyers may have a bit more room to breathe right now, but well priced homes are still finding solid demand.

That local trend matches what we’re seeing nationally too. The spring market has started a little slower, with existing-home sales falling 3.6% in March, while prices have still continued to hold up.
Rates dipped slightly last week, but sellers across the country are still having to price more carefully, as more than a third of February sellers ended up cutting their list price.
In Mesa County
There are currently 724 active homes on the market in Mesa County. This is a 2.5% increase compared to one week ago.
The average sold price YTD is $452,328.
The median sold price YTD is $407,900.
