Nationally, the housing market had kind of a mixed week. Sales are still moving slower, but inventory is rising, mortgage rates came down a bit, and prices are still holding up. 

Late April is also shaping up to be one of the best times of the year to list, with sellers more likely to get strong terms, faster offers, and even above asking results before more competition hits the market. 

Colorado is feeling a little more balanced too, with closings up and prices staying relatively steady instead of making big jumps. 

Here in Mesa County and Grand Junction, prices are still trending up, but buyers are clearly being more selective and taking their time. That means the homes that are priced right and show well are still the ones getting the most attention.

There are currently 722 active homes on the market in Mesa County. This is a slight decrease compared to one week ago.

The average sold price YTD is $449,776.

The median sold price YTD is $405,000.
