Spring is starting to feel more active, but also more balanced. New listings jumped, inventory kept building, and asking prices continued to soften, giving buyers more options and a little more negotiating room.

At the same time, lower mortgage rates are starting to bring some demand back, with purchase applications and pending sales both showing improvement.

That does not mean the market is suddenly easy, especially with builders still dealing with cost pressure and uncertainty, but it does point to a healthier spring than we have seen in a while.

For buyers and sellers, the takeaway is simple: momentum is improving, but pricing and strategy still matter.

In Mesa County

There are currently 739 active homes on the market in Mesa County. This is a 2.5% increase compared to one week ago.

The average sold price YTD is $455,228.

The median sold price YTD is $405,000.
