The spring market is giving buyers a little more breathing room, but it is not exactly giving homes away. 

Nationally, new listings hit a four year April high, active inventory continued to build, and median list prices slipped for the sixth straight month. 

Mortgage rates are still hovering in the mid 6% range, but purchase applications picked up again, which tells me buyers are still watching closely and jumping when the numbers make sense. 

Overall, this is becoming a more balanced, negotiation driven market where pricing, presentation, and patience matter more than ever.

There are currently 754 active homes on the market in Mesa County. This is a 2% increase compared to one week ago.

The average sold price YTD is $460,109.

The median sold price YTD is $408,500.
