There are plenty of dramatic housing headlines right now, but most of them need a little more context.

Mortgage rates are not expected to drop significantly this year, with most projections keeping them somewhere around the low 6% range.

Inventory is improving, which is good news for buyers, but nationally it is still below the more normal 2017-2019 levels.

And while some markets are seeing small price declines, that is not the same as a crash, especially after the major price gains homeowners have seen over the last five years.

There are currently 766 active homes on the market in Mesa County. This is a 1% increase compared to one week ago.

The average sold price YTD is $461,693.

The median sold price YTD is $410,000.
