Mortgage rates jumped back above 7% this week after Moody’s downgraded U.S. debt, reinforcing affordability challenges that continue to weigh on buyers. 

At the same time, we’ve seen 15 consecutive weeks of growth in purchase applications—an encouraging trend largely fueled by improving mortgage spreads and increased inventory. 

Price cuts and seller concessions are becoming more common, especially as builders shift toward smaller homes and offer rate buydowns to keep demand steady. 

Still, confidence remains fragile, and many buyers are pausing—not because of stats, but because of sentiment.

There are currently 648 active homes on the market in Mesa County. This is a 5% increase compared to one week ago.

The average sold price YTD is $456,483 and the median sold price YTD is $398,750.
