In Grand Junction, the inventory has surged by nearly 16% compared to last month, reflecting a broader national trend.

 Across the country, new-home sales fell in April as the inventory of existing homes modestly increased and the supply of newly built homes reached its highest level since November 2022. 

The U.S. Census Bureau reported that NEW single-family home sales were down 4.7% from March, with the median sales price rising to $433,500. 

As existing-home inventory rose 9% between March and April, homebuyers now have more options, which has slightly cooled the demand for new construction. 

In Mesa County

There are currently 492 active homes on the market in Mesa County. This is a 5% increase compared to a week ago.

The average sold price YTD is $442,782 and the median sold price YTD is $395,410.
