Mesa County just crossed a milestone with 701 active residential listings—the first time we’ve topped 700 since the early-2020 COVID lockdown.

Nationwide, May existing-home sales inched up 0.8% month-over-month yet remain 0.7% below last year, as 30-year mortgage rates hover near 6.8% and keep many buyers cautious.

 Inventory across the country is 20% higher than a year ago and price growth has cooled to a healthier 2-4%, even though the median resale price still set a May record at $422,800. 

NAR’s economists say a dip in rates could quickly reignite demand, making today’s combination of improved selection and slower appreciation a rare window for buyers ready to act.

In Mesa County

There are currently 701 active homes on the market in Mesa County. This is a 1.5% increase compared to one week ago.

The average sold price YTD is $463,429 and the median sold price YTD is $400,000.
