This past week brought a mix of encouraging data and ongoing challenges in real estate. Inventory continues to climb, with active listings holding above 1 million for the second straight month and new listings showing a sharp late summer uptick.

Yet, buyers are still hesitant, as affordability pressures and economic uncertainty keep many on the sidelines. Nearly 21% of homes nationally saw price reductions in June alone. At the same time, mortgage rates have dipped to their lowest level in four months, sparking a surge in refinancing and giving buyers a small window of opportunity.

The bigger picture? Despite slower sales, record home values and $35 trillion in homeowner equity point to a strong market. Success will come to sellers who price smart and stay committed.

There are currently 792 active homes on the market in Mesa County. This is a 1.5% increase compared to one week ago.

The average sold price YTD is $473,329. 

The median sold price YTD is $407,500.
