New home sales slipped again in July, down 8.2% year over year, but still came in stronger than analysts expected.

Builders are carrying a 9.2 month supply of homes and many are cutting prices or offering incentives to move inventory.

Median new home prices dipped to $403,800, slightly below existing home prices, which is a rare shift in the market.

At the same time, mortgage rates ticked lower after Fed Chair Jerome Powell signaled possible rate cuts, which could give buyers a little more breathing room heading into fall.

In Mesa County

There are currently 803 active homes on the market in Mesa County. This is a 1.5% increase compared to one week ago.

The average sold price YTD is $471,693. 

The median sold price YTD is $407,250.
