Fannie Mae's National Housing Survey for August reveals growing optimism about mortgage rates and home prices, with more Americans expecting both to decline over the next year. 

The net share of consumers predicting a drop in mortgage rates hit a survey high, increasing by 16 percentage points. 

However, only 17% of respondents thought August was a good time to buy a home, unchanged from July. Home price expectations also shifted, with fewer people believing prices will continue to rise. 

Despite some positive signs, affordability and limited supply remain key concerns for potential buyers.

There are currently 594 active homes on the market in Mesa County. This is a slight decrease compared to a week ago.

The average sold price YTD is $452,106 and the median sold price YTD is $399,900.
