Mortgage rates have crept back up over the last few weeks, even though bonds and the Fed news have looked pretty good.
The market expected rate cuts to happen sooner, but after recent comments from the Fed, investors are starting to think those cuts might come later than planned.
That shift pushed long term Treasury yields higher, which mortgage rates tend to follow.
On top of that, lenders are adding a little more cushion because of risk and weaker demand for mortgage backed securities, keeping rates elevated for now.

There are currently 764 active homes on the market in Mesa County. This is a 1% decrease compared to one week ago.
The average sold price YTD is $470,094.
The median sold price YTD is $405,900.
