Denver got punched harder than most
Roughly 9 out of 10 homes in metro Denver lost value over the past year.
It is one of the sharpest drops among major U.S. cities.
Grand Junction is holding its own
According to the article, only about 47 percent of homes are down in value, which is actually better than the national average of 53 percent.
We are not seeing the same kind of broad slide that Denver is dealing with.
Mesa County’s Median Sales Price in 2024 was $400,000. In 2025, it’s $405,000.
Translation: sellers have to be more realistic, but this is not a full on crash.
What this means if you own here
If you bought more than 2 years ago, your equity is still in a pretty good spot.
If you price correctly, you can still sell, but the “throw it on the market and get 10 offers” days are behind us for now.
If you are thinking about timing a move in 2026, this is a good season to start planning, not panicking.

There are currently 697 active homes on the market in Mesa County. This is a 3.5% decrease compared to one week ago.
The average sold price YTD is $466,093.
The median sold price YTD is $405,000.
