    • Roughly 9 out of 10 homes in metro Denver lost value over the past year.

    • It is one of the sharpest drops among major U.S. cities.

  • Grand Junction is holding its own

    • According to the article, only about 47 percent of homes are down in value, which is actually better than the national average of 53 percent.

    • We are not seeing the same kind of broad slide that Denver is dealing with.

    • Mesa County’s Median Sales Price in 2024 was $400,000. In 2025, it’s $405,000.

    • Translation: sellers have to be more realistic, but this is not a full on crash.

  • What this means if you own here

    • If you bought more than 2 years ago, your equity is still in a pretty good spot.

    • If you price correctly, you can still sell, but the “throw it on the market and get 10 offers” days are behind us for now.

    • If you are thinking about timing a move in 2026, this is a good season to start planning, not panicking.

The average sold price YTD is $466,093. 

The median sold price YTD is $405,000.
