In an unexpected turn of events, the vibrant housing market experienced a slight deceleration in February, with sales of newly built single-family homes decreasing marginally by 0.3% to a seasonally adjusted annual rate of 662,000.
This marks the first occasion in three months where sales have not experienced an increase. However, the outlook remains positive, as there has been a notable 5.9% rise in sales compared to the same period last year.
Contrary to expectations of a subdued market, February witnessed a significant uptick in existing-home sales, which rose by an impressive 9.5% from January, according to data from the National Association of Realtors.
Despite a minor annual decrease of 3.3%, this monthly increase is the largest observed in a year, underscoring the unpredictability and dynamism of the housing market.

There are currently 434 active homes on the market in Mesa County. This is a 2% decrease compared to a week ago.
The average sold price YTD is $408,608 and the median sold price YTD is $373,200.
