Real Estate Summary: February 16th

There are currently 187 active residential listings in Mesa County.  The average list price of those active homes is $580,0000 which is a bit lower than last week.

Rates went crazy over the last week! I'm seeing most of my purchasers lock interest rates around 4%-4.25%. I've already seen this affect many buyers. With the rising rates and rising home prices, a lot of buyers are making moves right now.

Luckily for buyers, the spring inventory increase seems to happening early. See the image below and look at last Thursday, Friday, and Monday. The amount of new listings on those days were significantly more than the 2 weeks prior. It will be interesting to keep up with these numbers and see over the next few weeks if that continues to grow or level out.
