There are currently 192 active residential listings in Mesa County. Active inventory is down 4% compared to last week. The average list price of those 192 active homes is $587,0000.

The 30-year fixed rate is sitting around 3.75%. We've seen this anywhere between 3.4%-3.75% over the last few weeks. It is expected to rise above 4% in the next 6 months or so.

From what I've noticed and after speaking with other agents, it seems that the spring market is starting early and is already bringing more activity. We are seeing more listings hit the market but there are also a lot of buyers coming out of the woodworks that are ready to buy before rates rise.
